Cyprus closed its citizenship by investment programme in 2020, so buying property doesn't lead directly to a passport. What Cyprus does offer is a well established permanent residency route linked to property investment, giving you the right to live in Cyprus for life. Citizenship is available separately, through naturalisation after a qualifying period of legal residence.

This is the route most property buyers choose. Buying a new build property from a developer for at least €300,000 plus VAT can qualify you for permanent residency on a fast track basis. You'll also need to show a secure annual income from outside Cyprus of at least €50,000, plus €15,000 for a spouse and €10,000 for each dependent child, along with a clean criminal record and health insurance.

Applications are typically decided within a few months, and once granted, residency is for life. You don't need to live in Cyprus full time either. You simply need to visit at least once every two years and keep your qualifying investment in place.

Residence permits for retirees

What permanent residency gives you

Permanent residency gives you and your family the right to live in Cyprus indefinitely, without renewing tourist stays every few months. For most buyers, that's exactly what they're looking for: a secure base in an EU country, with year round sunshine, excellent healthcare and a relaxed Mediterranean lifestyle.
